What Our Surveys Include
RICS has different guidelines based on the property type and the type of survey you need. Home surveys require we follow a set of guidelines, ensuring your needs are met, while ensuring we provide accurate data that you can trust. All our surveys include:
- A physical inspection of the property
- Provide a report based on the survey we carry out
Our surveyor aims to:
- Describe the property in enough details to ensure the property is easily identified
- Provides a concise expression of the assessments, outlining each part or element of the survey
- Provide an unbiased view of the property condition
Property Inspection (On-site Survey)
Our surveyor will inspect both inside and outside of the main building, along with any permanent outbuildings. We record the construction and any defects. We cover as much of the accessible property as possible. We use the latest state of the art technology, enabling us to reach and measure hard to reach areas.
We will not lift any fitted carpets or floor coverings. We do not move your heavy furniture, or remove any cupboard contents. We do not interfere with insulation, stored goods, or any contents in the property. We may need to gain access to the attic or loft space to inspect parts of the roof structure, this is done through the access hatch.
Utilities Inspections
In the event the survey you have requested requires us to inspect the utilities of your property, an important part of your extension or construction project, ensuring you are aware of where your utilities are located. We focus on the visible parts of the services. We carry out visual inspections, as we cannot access electrical, gas, or other energy sources.
We will carry out indoor measurements, if needed. We can do this, providing you with a 2D floor plan of your property, which is useful for architects, designers, and engineers, when you want to add an extension to your existing property.
Outside Survey
Our surveyors have extensive experience using state of the art technology to carry out your outside survey, which can include elevations, topography, and more. We inspect the boundary walls, permanent outbuildings, and shared areas. Your swimming pool is considered a permanent outbuilding and will be included in the survey.
Furnishing You with your Survey
Once we have completed the on-site survey, we return to our offices, where we analyse the data collected, providing you with a detailed report. We provide a choice of file formats, helping you visualise your property.
It is important to note that the survey does not include advise on repairs, though we can highlight issues found during the survey that we feel is important to be aware of when it comes to your building project.
